If you’re thinking of buying a single family home in Coral Springs, you had better act fast.

Statistics compiled by the Realtor Association of Greater Fort Lauderdale (RAGFL) indicate that the inventory of single family homes for sale is steadily declining. 

Remembering business class 101 we all know that as the supply declines and demand increases, prices rise. Prices are still far from their 2007 highs, but they are steadily and quickly increasing.

A total of 976 single family homes in the city sold over the past year.  The average sale price was $218,450 over the first half of the past 12 months, increasing to $291,050 over the next three months, and over the past three months the average sale price has increased to $299,900.

The table on this page indicates that the number of sales per month has declined from 84 over the first half of the past 12 months to only 73 per month since November.  The average number of days on the market before selling decreased from 94 days to only 70 since November. 

Clearly, the time to buy is now.
